The Swine Ball

Created almost 30 years ago by locals interested in supporting the American Cancer Society, the Swine Ball is a “proudly tacky” benefit event. Guests at this very casual ball will enjoy unlimited BBQ and beer. Musical entertainment by The Jason Bozik Band. Proceeds support the American Cancer Society’s Hope Lodge and Camp Horizon. This ball leads up to next weekend’s Music City BBQ Festival (August 27 - 28).

Lunchtime Concert Series

Single Tickets Now On Sale!
Major venues, performing groups and sports teams are now selling single tickets for their upcoming seasons. The Nashville Symphony season begins this Sunday, August 22. Until the Schermerhorn Symphony Center reopens in January, performances are scheduled at TPAC, War Memorial Auditorium, the Ryman, and other venues. Single tickets can be purchased online and by calling 687-6400. The Nashville Predators pre-season begins on September 25. Single tickets can be purchased at the Bridgestone Arena box office, all Ticketmaster outlets and online. Single tickets are now on sale for Broadway at TPAC with the first show on September 21. Single tickets can be purchased at the TPAC Box Office, by calling 782-4040, or online. Single tickets for the 25th Anniversary Season of the Nashville Ballet will go on sale on Tuesday, September 7. 4th Annual Dragon Boat Races and Festival

Four teams will race approximately every 20 minutes. The closing awards ceremony will be held at 5 pm in the main festival tent. NASHVILLE, Tenn. – An $8,000 incentive has lured thousands of first time homebuyers into the real estate market in the Nashville area and across the nation but it ends Friday at Midnight.

Julie Johnson, a real estate agent with Your Move Real Estate, told News 2 the tax credit has kept her “extremely busy.”

“We have been extremely busy, not with just first time homebuyers trying to make the deadline but also with the sellers trying to get their homes on the market to benefit from the purchase of these buyers really rushing for the incentive,” Johnson explained.

The original deadline for the $8,000 new homebuyer tax credit was November 30, 2009 but was extended five months, until April 30.

One new change to the credit deadline is that new homebuyers only have to have a contract written up by the deadline.

As long as there is a binding contract, new home owners have until June 30, 2010 to close.

Johnson said some of her clients cut it pretty close.

“There have been some contracts that have fallen just from odd circumstances so we have had to get back out there and search for their perfect home,” she said.

Tony Fowler is one of her clients who had a contract on a new home fall through and scrambled to find new one.

“The contract is signed and I have given the earnest money,” said Fowler from the door way of his soon-to-be new condo.  “We are just ready to move in.  My home inspector is here and we are getting it inspected right now.”

Fowler will close on his new home in early May and still qualifies for the $8,000 tax credit.

“I really wanted that,” he said.  “If I lost that it is pretty much loosing a free $8,000.”

Joe Repass, a mortgage loan originator with Avenue Bank, told News 2 a lot of people have been scrambling at the last minute to make the deadline.

He cited one woman who lost out on two bids and was writing another offer on Friday.  Repass said he expected to work late into the night Friday.

Keep Cool this Summer with Preventative Maintenance

Help your clients keep cool by reminding them to conduct annual maintenance on their air conditioning units before the heat hits this summer!

Here are a few things that most homeowners can do themselves to help maintain their air conditioner:

• Ensure the filter is clean and/or replaced regularly. Disposable filters are inexpensive and should be replaced once per month during periods of high usage.
• Trim back plants so there is at least one foot of clearance around the A/C unit - this will allow proper air flow and prevent motor strain.
• Sand and other debris can get sucked into the condenser coils. To clean the coils, first disconnect the power to the A/C and then use a garden hose to spray the coils.

The best advice you can give your clients is to have an annual maintenance inspection performed by a professional HVAC Technician. Your home warranty company is an excellent resource for qualified referrals. When interviewing Technicians, ensure the following items are included in their service:

• Condenser - Check pressure, oil the motor bearings, tighten all hardware, check current electrical draw, and visually inspect wiring and condenser coils.
• Air Handler/Evaporator - Visually inspect wiring; oil the motor bearings; clean or replace filter; tighten all hardware; inspect condensation drain, pan, pump, and auxiliary pan; clean drain system; ensure that evaporator coils are clean and free of damage.
